Buyer and seller tips

Advice from our agents

We asked the people who show these homes every week for the one thing they wish every buyer and seller knew.

For buyers

Before we start looking at homes, let’s talk about what feels comfortable for you—your budget, your wish list, and what matters most in your day-to-day life. I also recommend connecting with a lender early so you have a clear idea of your options. The more we understand what you’re looking for, the easier it is to find a home and a neighborhood that feel right for you.

You can change a lot about a home, but you can’t change its location. Think about your commute, the neighborhood, and how the home fits your everyday life. It’s easy to fall in love with an updated kitchen, but make sure you’ll love living in that location.

I know social media can make it feel like everyone is living in a Pinterest-worthy home, but that’s simply not reality. Some of the best opportunities are found in homes that aren’t necessarily shiny and new.

If the location is right and the home has good bones, don’t get so caught up in cosmetic details that you overlook what it could become. Paint colors, fixtures, flooring, and finishes can all be changed.

There’s something incredibly special about taking a house and making it your own. Sometimes the best home isn’t the one that checks every box on day one, but the one that gives you the opportunity to make it yours over time.

For buyers

I wish every buyer understood that the home-buying process starts with realistically matching your financial resources to the home and lifestyle you want. Knowing your finances is the first and most important step toward making a smart purchase. Once that is lined up, we begin the fun part!

Start with curb appeal—it’s the first thing buyers notice. Fresh greenery or flowers, a clean exterior, and a tidy yard can make a wonderful first impression. Depending on the home, it may also be worth sealing the driveway or touching up the exterior paint.

Inside, declutter, take care of needed repairs, and make sure the home is sparkling clean and smells fresh. Some homes may also benefit from a little staging to give the rooms a more current, inviting feel. Finally, get familiar with what homes in your neighborhood are selling for. If you’re hoping to be at the higher end of the market, the home’s condition and presentation should support that price.

Get your agent involved before spending money on updates. I’ve seen how easy it is to put money into improvements that buyers may not value as much as you do. A conversation early on can help you decide what’s worth doing and where you can save.

Clean, declutter, and then clean some more!

Before you start spending money on major repairs or renovations, have your real estate agent walk through the property with you. Not every improvement will give you a return on your investment, and some may not be necessary at all.

But basic home maintenance? That’s a different story.

If it leaks, fix it. If it’s loose, tighten it. Have your mechanical systems cleaned and serviced. Take care of the little things you’ve learned to live with that a buyer will notice immediately.

A well-maintained home tells a story about how it’s been cared for, and that matters to buyers.

And when you think you’re finished preparing? Give it one more good cleaning!

For sellers

I want every seller to feel informed about the market and understand what it truly takes to get a home sold. Preparing the property is just the beginning—knowing the process, staying flexible, and making the home accessible for showings can make a big difference in the outcome.
